Is there any wonder why multifamily is appreciating crazily in Austin Texas?

So, Austin Metro is still tops on the radar for many employers and employees. We are having a huge migration into the city. What is interesting to me is that the single family permits have increased but not enough in my opinion. The Duplexes and the fourplex permits have not increased relatively speaking. In fact, they have gone down. There is plenty of opportunities in this niche at the moment. That is the reason why certain streets that were considered not so good investments are now having a second wind. The demand is obviously there for cheaper housing which this niche fulfills.
